About Grading Lands
The crew that reads the water before it moves the dirt.
Grading Lands is a grading and excavation crew based on Smokey Park Highway in Candler, west of Asheville. Land clearing, building pads, gravel driveways, culverts and drainage on the sloped lots of Buncombe, Haywood, Henderson and Madison counties. Luis, the owner, is on the machine and on the phone. Tell us where the lot is and what it is doing. We walk it, read the slope and the water, and put a real price in writing.
What we are, plainly
No slogans. Here is what you are actually hiring.
1761 Smokey Park Highway, west of Asheville. We drive Buncombe, Haywood, Henderson and Madison counties, about 40 miles out.
Luis runs the company and runs the machine. The person who walked your lot and priced it is the one who grades it.
We walk the lot first. Then you get a written number and the list of things that would move it. Nothing is quoted blind over the phone.
Every photo and the video on this site is from our own jobs and our own machines. No stock, no renderings.
On the phone and on site, both.
Eleven reviews, all five stars, from people we graded for. Read them on Google.
How a job runs
Five steps, in the order they happen.
You call or send the form
A few lines about the lot and the town is enough to start.
We walk the lot
Where the water comes from and goes, how steep it is, how the machines get in. This is where the price comes from.
A written price
With the scope spelled out and the one-acre permit question answered before anyone digs.
Water, then dirt
Ditches, culvert and crown set first. Then the cut, the fill and the compaction, in lifts.
Finish and clean up
The pad or drive shaped to shed water, gravel placed and compacted, debris hauled, the site left clean.
What we will tell you straight
The things a bid usually leaves out.
Whether your job crosses the one-acre line
Disturb an acre or more and North Carolina wants an erosion and sediment control permit first. We tell you which side your job is on before we price it. The rule, explained.
When a regrade beats a drain
Water running at the house is often a grade problem, not a pipe problem. We say which one it is, even when the pipe would be the bigger job. What we look at first.
When clearing should wait for the pad
Clearing a lot and grading it are separate phases, and clearing without a plan for the pad and the water makes a short job long. How a pad is built.
Where the price moves
Slope, access, rock, haul distance and what the soil does with water. The cost guides on this site show the ranges and what pushes a job to the top of one. Start with the grading cost guide.
